Ape TV, a small mobile app company, had been in serviced office space but wanted to be more independent but still have a flexible lease and inclusive costs. How we helped Ape TV's brief was 'find us space for 8 people on a yearly inclusive cost basis that doesn't look like a conventional office – we want rough & raw! We approached landlords in Shoreditch to find on and off-market space that could be let 'as is' on a short-term basis. We presented options to Ape TV and conducted viewings. Once space had been agreed on with Ape TV we worked with the landlord to produce a short-term licence agreement to cover all outgoings – rent/ rates/service charge/utilities.
